We have developed a list of factors a tenant may want to consider when they are considering an expansion of their Calgary office space needs. When we meet with a prospective client we endeavor to garner understanding of the client’s business, perceptions of needs, wants, requirements and ‘required biases’ which will factor into the equation. From that experience, we try to determine from our client, the answers to these questions:
  • How far can you accurately project future growth?
  • Do your lease terms correlate to your 3-5 year business plan?
  • What are your annual headcount projections?
  • Where are you in your business cycle?
  • What is your ideal situation, and configuration?
  • What is your ideal situation, and configuration?
  • What type of image do you need? Have you done any space planning?
  • How important are factors like parking, Central Business District / Suburban location ?

We find it invaluable to discuss with our clients their views, experiences and level of preparedness for: Lease Negotiation, Facility Planning, Construction, Technology Planning, Flex Space, Open Plan vis-à-vis Office Intensive, Sub-lease vs. Head Lease, Net rent, Triple Net, Gross Rent, Services, Location Preferences, +15 Connections, etc.

Experience has taught us a holistic approach to fact finding with clients assists us to best address their commercial real estate issues. For a leasing agent to effectively facilitate a process with a client we find the most important ingredient is a high level of trust and confidence. While market knowledge, transaction skills, negotiating ability are important too, experience has shown clients prefer to do business with an agent they know and trust who understands them, and understands their needs and which commercial real estate solutions are best for them.
